It is normal to think that the value of our house should be higher than what it actually is. That’s because, through the years, we have accumulated many small treasures and gave it that personal touch that made a home out of a wooden house. The lush trees with their strong roots, the red door that took us a few weekends to paint, or perhaps that flowery wallpaper that we so much love. These are all things that could be valuable to us, but unfortunately not to others. For some, a lush tree only means more work, constantly having to pick up leaves. For others, a red door is just not appealing and flowers are not everybody’s favorites when it comes to wallpaper.
To assess the correct price of your house, Casa by Alba performs a real estate Comparative Market Analysis (CMA), and uses it in conjunction with a walk-through evaluation of your house to create a final report. This will show where your home will stand in comparison to others, which are for sale on the market, and those, which have recently sold in your area, and will help you determine the highest possible asking price for your house.
Buyers can also use this report when buying a house to determine the right amount to offer, or the smallest amount they can bid.
Remember that the value of your property is determined by what a BUYER is willing to pay based on the market. Buyers make their pricing decision based on comparing your property to other properties sold in your area.
We understand that all this data can be confusing. That’s why we have a professional staff ready to evaluate your property, provide and review this report with you for FREE. For more information on how to read a CMA or if you would like to have a CMA of your home, send us an e-mail to alba@casabyalba.com with your name, contact information, and the address of the property to be evaluated, or fill out the form below.

| Tips to Sell Your Property |
|
Selling your house can be an easy task when you have an expereienced realtor on your side guiding you through the process. Let us be the voice of experience in every step you take to sell your property.
| Tips to Sell a House |
| Price It Right |
Know what your house is worth. It is crucial for you to be informed of the conditions in your local market, to price your house right. Review houses sold, being sold and even listings expired in your neighborhood.
A Comparative Market Analysis (CMA) is an excellent way of gathering all the information. Have your Realtor put together a CMA for your home and ask questions. This will help you make sense of all the data and decide on the right price. Keep in mind, that pricing your house higher than it should be will only help everybody else, in your neighborhood, sell their houses first.

| Get Rid of the Junk |
De-clutter. Buyers are looking for space, light, they want to imagine how their furniture and the rest of their stuff will look or fit in your house. If your house is cluttered, it will be difficult for them to see themselves comfortably living there.
Some of the things you can do to create space are, rent a storage locker to store things you want, but are not using, and throw away those you do not want or need. Also, donate what could be useful to others, or ship them to your new place if you already have one.
|
| |
| Be Proactive |
Get your house inspected. You will have more time to do your research and find the best price for repairs instead of finding out problems while your house is under a contract. Most likely, the buyers will request an inspection prior to closing; any problem with your house will encourage them to become more aggressive in negotiating.
You have to see the inspection as an investment, it will give you the advantage of knowing what the inspector will find and be able to fix it or choose who will fix it ahead of time.

| Make Repairs |
Make necessary repairs, especially if you have competition. If your house is not in good conditions, potential buyers will not even stop to take a look at it or they will be aggressively bargaining.
Make your house appealing; there are easy ways to improve the look of your house without spending a lot of money. Make sure everything works well, this will give you a better position when negotiating with buyers.

Consider home staging. Is your house a happy house?
The first impression of your house could be the last one, so make the first impression count. Rearrange furniture, make your house inviting. Allow potential buyers feel how their own furniture would fit.
Staging does not have to cost a fortune; small arrangements could make a big difference in giving buyers a complete pleasant experience when visiting your house. Help buyers visualize the house as their own.

| |
| Give Easy Access |
There is nothing more uncomfortable for a realtor than having the buyers waiting in the car just to find out, the sellers are canceling their appointment. Always be kind to let your realtor know in advance when your house will not be able for showings, she/he will contact the buyers or buyers’ agent and re-schedule the appointment. If many houses are for sale in you neighborhood do not be surprise to get impulse house showings. Buyers might ask their agent to show them your house while driving down the street seeing others. |
| |
| Changes in Market |
Recognize that every market is different from national to state, town or even neighborhood. Be aware of market changes, your Realtor should be able to keep you informed of what is happening in your area. Keep reviewing the activity in your neighborhood, as well as mortgages and finance rates. CMA’s are great tools for you to see the trends before they happen. Also analyze the feedback you are receiving from other realtors and buyers, try to adjust if necessary. |
